Ft. Lauderdale Condominium Associations

When one thinks of Ft. Lauderdale and south Florida, one of the first things that comes to mind is the vast number of conominiums that dot the landscape. Condominium complexes are a very popular among people who desire a low-maintenance alternative to the traditional single-family home living arrangement and to those who seek a part-time winter retreat.

Condo complexes can range from 2 floor buildings with a handful of units to high-rise towers with hundreds of residences. One thing is a constant regardless of how big or how many units within a development, there will exist a condominium association that will be the governing authority for the property.

Condo associations are governed by a "Board" which is comprised of a handful of residents who serve as president, vice president and treasurer. The Board sets rules and regulations for the development and collects monthly maintenance fees from each homeowner for the maintenance of common amenities such as the swimming pool, landscaping, building maintenace and the parking lot to name a few.

The condo association is supposed to be a democratically elected governing body, elected by the homeowners. As such, there are state laws that regulate the association.
